The site is under used and does not have any constraints to development that would appear insurmountable. It is in a sustainable location with easy access to public transport links and could give an important contribution to Blofield's existing local services. It is available now and the development could be begun within the next five years. We therefore concur with the HELAA assessment of the site and support its continued promotion.
On behalf of our client, we would like to fully endorse the site suitability conclusions in the accompanying HELAA document for site reference GNLP2161 - Norwich Camping and Leisure. The site extends to approximately 0.9ha and would compliment the Iceni Homes development immediately to the west, creating a continuous built edge along the southern side of Yarmouth Road. The site is surrounded by existing built development on all sides and therefore would not encroach into open countryside.
Initial investigations have concluded that there are no constraints to development which are insurmountable. It is currently under used and would be a useful addition to address current housing need.
As part of any future planning application, the capacity of utilities will be assessed to ensure that the development can be adequately served. Detailed designs will be submitted as part of the planning application to ensure that the townscape and the immediate surrounds of the site are maintained and enhanced.
In addition, full details will be provided to ensure that the current Norwich Camping and Leisure site use is maintained in conjunction with any future development of this site. A future planning application will look to adopt a holistic approach to the overall site and respect the amenity and uses of future users and existing neighbouring properties.
