This plot of land has been subject, some years ago, to a planning application to build houses. There was an unprecedented response against the application by the villagers at that time.
reasons cited included-

- new builds are less in keeping with the village aesthetic and would ruin a lovely piece of countryside

The village has a lack of amenities- school, shop, regular bus service etc - which means demand for housing in the village is low, and it does not appeal to the types of people who are likely to seek affordable housing (younger couples or the elderly). There are frequently houses in the village that do not sell quickly - it seems pointless to build more, destroying a lovely and utilitarian field in the process. The surrounding properties are old / listed. New properties would likely not be in-keeping with the historic aesthetic of the village. There is no mains drainage - and the land drains poorly (often gets boggy in the rain) - building could also impact the neighbouring houses and farmland's drainage. It would also impact the views, noise levels and access.
The field has an established use by the village for games and fetes, plus is frequented on a daily basis by individuals and groups for dog walking and sports.
The land owners know there is extreme opposition in the village to this proposal, and yet have decided to press ahead anyway. By doing this, they expressly ignore the claims and wishes of the local residents. Any development will be poorly embraced by what is currently a small and close knit community.

Drainage from the site would be an issue.
Extra housing in a village that does not require it nor has the infrastructure in place in the local area will place further pressure on the already overloaded roads.
The playing field is used for village events including regular sports fixtures.
The proposed development would dominate the skyline and not blend in with the rest of the village and would contribute to visual and noise pollution, including pollution from increased numbers of vehicles.

Plan is detrimental to character of Conservation Area village - described in previous Local Plan as 'formed by significant gaps' between buildings. Site is on rising ground so impact even greater. Village has very poor services - no mains drainage, no gas, no shop, only 4 buses a day into Norwich, roads are barely 2 cars wide in places near the site. The Common is an SSSI so at risk from site's drainage.

I object to the plan. The village has few amenities. There is no mains drainage or gas, a very infrequent bus service and no shop. The plans are not in keeping with the character of the local Conservation area. The access road is narrow and the proposed entrance is on a bend close to another junction. It will greatly impact the rural nature of the area.

Although not totally against some small development on this site it needs to be development which will enhance the village and help it retain it's particular character and make it attractive for families to settle. The outline proposal for this site shows executive style houses in a linear development of the village which will do neither of these. However the offer of a playing field is welcome.

This proposal would have dramatic detriment to the 'Street scene' . Impact on drainage, further risk of flooding due to poor foul water system in the Street. Access from site onto a narrow road close to a junction, poor visibility. Lack of amenities I.e. school, shops, poor bus service.

Insufficient thought has been given to the need for a visability splay and general traffic concerns for the access road, which road must be able to accommodate vehicles travelling in both directions. Further, building on the land will upset surface water drainage causing flooding on The Street and houses adjacent.
The entire development will damage an impressive view of the church and the centre of the village.

I do not object in principle to development on this land but any new homes in this village should be affordable housing which the village needs rather than large "market" housing. The vehicle access to the site is narrow but I would want as few trees as possible removed to improve this. The belt of trees along The Street is essential to this streetscape.
I am pleased to see a playing field in this proposal as this is very important to a village that has very few facilities. The current playing field is used for many village events.

I object to the proposed site for several reasons. In general, the village is not equipped to cope with development due to limited services and amenities, i.e. - no mains drainage, no gas, no school, no shop, infrequent/unreliable bus service, narrow and already overloaded roads. Specifically, development on the proposed site will have a significantly detrimental impact on an already challenged drainage system in that area, especially as the site is on rising ground. And more broadly, the site is surrounded by conservation areas, according to the 'Adopted' plan, plus The Common - an SSSI. Any new development will risk the delicate environment and not be in keeping with the current aesthetics of the village.

The playing field is registered as a green space for the community and has been used by the village for many decades, organised youth football games are currently played on it. Any replacement will take several years before it would be playable.
The proposal necessitates incursion into the adjacent field, which is on rising ground. Any development would be an unacceptable intrusion into the landscape, and would adversely dominate the rural scene.

I support positive steps to help the housing shortage; young people are particularly effected.
However, this proposal suggests executive style homes, well out of the reach of younger couples.
In general brownfield sites should be developed before conservation areas.
Some negative impact on adjacent trees is probable.
Finally, has there been a projection of the likely number of residents in these five houses?

Smaller quality homes (not executive) well designed and appropriate for the village would be welcome.
Drainage is a major concern on this site, wetter winters, higher adjacent field, clay undersoil, no natural ditches currently produces a wet site, then add water from new property drainage. Serious consideration needs to be put into an active means of directing water under street towards the beck from this site.
Entrance:- Needs to be further from Chapel lane, wider, good visibility without significant loss of tree line
Community land:- This is good if in public ownership to allow for addition of permanent facilities
New properties of the right type, designed and constructed well, could really add to the village. The opposite is also true. Without any significant detail and with a major concern over drainage on the site at this stage I have to raise an objection.
Type of property:- Shotesham needs smaller quality properties not executive homes.
Drainage:- With the wetter winters we are now experiencing, rain falling on the higher land (the large field) to the north of the proposed site, with its subsoil clay layer, and no obvious ditches or natural drainage will flow onto the site (very wet under foot in winter). Add to this no mains drainage, any foul water from the site has nowhere to go, and may further compromise drainage from existing local properties on the north side of the street. Serious consideration needs to be given to an active means of getting water under the street towards the beck.
Entrance:- The entrance to the site needs to be moved further away from Chapel lane for safety reasons, needs to be wider, with good visibility without excessive destruction of the existing tree line.
Community land:- This is good if it is in public ownership, rather than the current private, so that permanent facilities can be added for the benefit of the village

Assets include the community use of the Mercers Charity Hall and the present playing field. The enormous growth of Poringland puts schools, GP's surgeries [try getting an appointment] under great pressure.
However the parish provides respite for urban dwellers with its network of field paths through superb landscapes [witness numbers of visitors throughout the year]. The envisaged development would destroy this essential refuge from the city.
