1. Proposed development disproportionate to the size of Brooke.
2. Proposed access inadequate.
3. Ground in Brooke known to be "wet" - as evidenced by number of meres, ponds, ditches and land drains. Danger development of this size may cause displacement of water - causing problems elsewhere.
4. Loss of agricultural land (majority of this land is under crop).
5. Adjacent to historic conservation area and bisected by popular public footpath.
6. Village does not have sufficient local services to support a population of this size - no surgery, dentist, secondary school etc.
