A sloping field down to the brook. Building on this would hugely increase the already high risk of flooding along the brook, as it has in the past. Building here would irrevocably alter the rural feel of the entire village of Buxton, the single track roads in either direction unable to support a development of this size -as would the Norwich road with very poor single track and reduced vision in either direction. Buxton school is already over-subscribed and cannot accommodate more.

The submission for this site states that the land has no significant change of levels. In fact it is on a significant slope and any developement will result in drainage water running off into an already saturated flood plain below and houses overlooking those at a lower level. Back Lane is single track with extremely poor visibilty at either end. The developement of 4 houses in Bulwer Road in the '90s are not allowed vechicle access to it but the proposal is for 100 houses or possibly 200 vehicles. Footpath 9 adjoins the site contrary to submission.

There will be an increased risk of serious flooding from rapid run-off from the Back Lane site if it's all hard surface on a sloping site. The shallow stream won't be able to cope and this will affect all properties along the stream level including ours and many houses in of Levishaw Close. Also there's the problem of increased traffic on a single lane road - which cannot be widened at the Coltishall Road end - amounting to 100s of additional journeys per day down a road with poor sight lines. And Buxton school is already failing to accommodate all children living in Buxton.

I strongly object to the proposed development on Back Lane. We live on Bulwer road and are already classified as living in an area at high risk of flooding. Building on this site would not help our situation and would indeed increase the likely hood of such an event occurring. Added to that the need to keep green spaces is so important for our wildlife and our community as a whole. Back Lane should indeed be considered to have 'Quiet Lane' status for it serves the community by providing a beautiful walk with sights of fields, meadow and woodland.

1) Land off Mead Close [Buxton - adopted local plan allocation BUX1] - Owner (Mr Waller) is ill but wants to sell the option to a developer. £1500000 is too much and is not raising interest.
2) GNLP0297 - Mr Granes [?] owns the land - he offered it for building about 9 years ago. He took umbrage because he was not shown the plans before the Parish council. He hasn't relented. Mark Little from Savills will have a job to change Mr Crane's mind.
3) GNLP0601. Ideal - near road, amenities, etc.
4) GNLP0387. If this is Glebe land I am sure the Diocese will sell.
5) GNLP0294 - Ideal again - but the Heritage of Coltishall want so much to be kept for historical reasons. Will cost much to redevelop old buildings - shortage of brickies, carpenters and bricks.
